Special Florida Flood Zones

  • Zone VE (Coastal High Hazard): The highest risk zone in Florida. Includes storm surge and wave action. Found along Atlantic and Gulf coastlines, barrier islands, and the Keys. Premiums can reach $3,000-$10,000+/year.
  • Zone AE: The most common high-risk zone in Florida. Subject to flooding from rivers, canals, storm surge, and heavy rainfall. Covers much of coastal and low-lying Florida.
  • Zone X (shaded): Moderate risk. These areas flood during severe events. The April 2023 Miami-Dade rainfall flooding devastated many Zone X properties.
  • Zone X (unshaded): Lowest mapped risk. But in Florida, “low risk” does not mean “no risk.” Private flood insurance here is very affordable.
