Short answer: Yes, you can insure a pre-1994 mobile home in Florida. Many carriers decline homes built before the 1994 HUD wind standards, but Nymble Insurance places older manufactured homes, including pre-1976 pre-HUD homes, based on condition, roof, tie-downs and updates. Why 1976 and 1994 matter
The HUD Code took effect June 15, 1976 (24 CFR Part 3280). After Hurricane Andrew, HUD strengthened wind design rules for homes built from July 1994, with Wind Zones II and III covering much of coastal Florida (24 CFR §3280.305). Many carriers use these dates as cutoffs.
What underwriters look at on older homes
- Roof type and age (roof-overs and replaced roofs help).
- Anchoring and tie-down condition; see tie-down inspections.
- Updated electrical, plumbing and water heater.
- Skirting, steps, additions and screen rooms.
- Location: park or private land, and distance to coast.

Older homes are often written on actual cash value, sometimes with wind included and sometimes wind-excluded with separate wind coverage. Ask about replacement cost on contents and liability limits. Rentals need a landlord form.
